Creating Results is a full-service strategic marketing, public relations and advertising agency with more than 15 years of experience and a diverse national client base. Our core competency is our expertise in motivating 40+ citizens, including members of the Baby Boom and Silent (Ike) generations. Each program and solution is customized for our clients. 


We are the only full-service agency in the MidAtlantic dedicated to Mature Marketing. Creating Results regularly conducts proprietary research with seniors/older citizens. Feedback and insights are immediately applied to client programs. Agency executives play leadership roles in mature marketing groups and various industry associations. Learning is shared with clients through a quarterly newsletter, regular meetings and, at times, special workshops. The resulting programs and designs have generated more than $4.3 billion in sales and won more than 20 regional and national awards, including six National Mature Media awards and multiple gold and silver 50+ Housing awards. 


A unique Communications Strategy is researched and defined for each client. Design and marketing recommendations are built on that foundation. Relevant Creativity™ is the process that ensures creative solutions are appropriate for our clients and their target markets. It includes three steps:

1. Research and analysis of our clients’ challenges, their targets and their goals. In this phase, we apply our extensive knowledge of seniors/mature citizens and psychographic consumer insights.

2. Creative inspiration. Hundreds of ideas are generated. Only relevant, impactful ideas survive.

3. Implementation. Services are delivered according to the approved marketing program. Results are measured; campaigns modified as needed to deliver greater return on investment. A proprietary web-based project management tool keeps jobs on schedule and on budget..

Judy Harff, Owner / Founder
Founded agency in 1993. Responsible for Creating Results’ consistent achievement of its goal: to help clients effectively and successfully market their lifestyle products and services. Works with the agency’s president and CFO to oversee day-to-day operations, sound financial management, professional development, corporate culture and agency strategy.

Todd Harff, President
Became President of agency in 1996. MBA in Marketing from Georgetown University. Co-Founder International Mature Marketing Network. Published author on marketing to the 40+ American. Has addressed regional, national and international conferences on a variety of topics related to marketing, advertising, and PR.

Kathy East, Vice President, Client Services
Oversees the strategic direction of all marketing programs. Experience includes market feasibility analysis, site planning; price and product positioning; branding; sales environments and developing and implementing fully integrated marketing programs. Member of the Institute of Residential Marketing (MIRM); BS in Urban Planning and a Masters in Public Administration.

Mike Stakem, Director of Creative Services
Background in retail; creator of award-winning displays and signage programs. Oversees all internal and external creative talent, designers, production artists, photographers, video and radio production as well as all web development efforts.

Client: Village of Valemount (British Columbia)
Challenge: Create new brand for tourism initiative. Develop strategic marketing “roadmap” to guide activity and investment to drive tourism, especially among Boomers.
Project Details: 5 months; budget of $31,000US. Final logo included tagline, main logo and 6 ancillary logos that promote attractions online and throughout Village. Marketing plan covered a five-year period.

Project Details: 4-6 months; investment of $167,000. Database-driven site included a system that allows client to update content and maintain site on their own. Site improved search engine rankings, increased web traffic and reduced advertising expenses.

Client: Westminster at Lake Ridge –
Continuing Care Retirement Community
Challenge: Increase occupancy.
Project Details: 1 month; ad design part of a larger campaign with budget of $7,500. Primary ad boosted occupancy to 96% within weeks of launch. Won National Mature Media Award and a gold Best of 50+ Housing award.

Client: GlenRiddle (Eastern Shore, MD) 
Challenge:  Brand and launch a new destination / resort community.  Drive home sales.
Project Details:  3 year program; budget of $1,200,000.  Integrated marketing included Mature Market Media award-winning brochure and website designs, and even a branded-water tower along a busy highway. Targeted direct mail drew qualified leads to the resort community.  Within two years of the start of the program, 150 homes had been sold.
